Detached homes: price against the alternatives buyers can choose now.
By Alex Pidann, Calgary REALTOR® · RE/MAX Innovations · Published · Updated
August data points to a market that still rewards a considered detached-home strategy—not a generic price assumption.

What changed
CREB’s August 2026 City of Calgary monthly statistics package reports 875 detached sales and 1,635 new listings. Its 2,969 active listings represent 3.39 months of supply (active listings divided by monthly sales). The detached benchmark price was $744,300, approximately one per cent below the previous year.
Source reconciliation · September 24, 2026: The CREB® August 2026 City of Calgary monthly package and its release agree on 875 detached sales. An independently refreshed daily table previously supplied 873 sales and 2,984 active listings to this site. For the fixed August report, this brief and the homepage snapshot use the monthly package consistently. This article remains an August 2026 analysis while the homepage advances when a later complete reporting month is available.
Conditions differed by district and price range. A city-wide figure does not establish the value of an individual property.
What it means
A relatively steady benchmark is not a reason to treat every detached home as easy to price. Buyers compare a specific property with the active alternatives they can tour now. Condition, lot, layout, presentation and timing still change the decision materially.
For a potential seller
Begin with the property’s actual competitive set: relevant sold evidence, the active homes competing for the same buyer, and the details that make the home easier—or harder—to choose. The right launch position is the one that gives a buyer a clear reason to act relative to those alternatives.
For a buyer or observer
Headline averages are a starting point, not a property decision. A focused search and a clear view of active competition matter most when homes are not interchangeable.
