The approach

Four decisions. One coherent plan.

Enough structure to make the process clear, with Alex Pidann of RE/MAX Innovations connecting the property review, preparation, launch and negotiation.

For the decisions behind the service, read the luxury-selling guide. If you are comparing representation, use the listing-agent selection questions.

01

Price with evidence

Build a credible value range from relevant sold homes, current alternatives and the property’s particular strengths.

02

Prepare with purpose

Separate essential readiness from worthwhile presentation work, so time and budget follow likely buyer impact.

03

Launch with intent

Shape the story, visuals and exposure around the home, the expected buyer and the seller’s privacy needs.

04

Respond to the market

Interpret showings, feedback and new competition together, then decide the next move deliberately.

A real marketing example

Documentation supports the story

Check the layout and measurements.

The outcome

A complete presentation. A recorded sale.

The recorded sale was $1,320,000. Photography, film and original documents explain the home’s scale and layout; the result does not establish the value of another property or isolate marketing’s contribution.

The decision guide

Spend where the buyer will notice.

Separate necessary investigation, useful presentation work and optional changes before committing to a launch date.

01 · Protect

Resolve what creates doubt.

Deferred maintenance, incomplete details and presentation issues are considered first when they could distract a qualified buyer or complicate a showing.

  • Condition and readiness
  • Known objections
  • Practical timing
02 · Improve

Focus the presentation.

Priorities are chosen against the home’s strongest features, current alternatives and the way buyers will move through the property.

  • Preparation sequence
  • Photography and floor plan
  • Clear property story
03 · Leave

Avoid spending by reflex.

Not every possible renovation improves a seller’s position. Work that does not clarify value, reduce a likely objection or improve the buyer’s experience can wait.

  • Major personal redesigns
  • Low-visibility upgrades
  • Rushed discretionary work

The framework is a starting point, not a fixed prescription. Recommendations are made after reviewing the property, timing and relevant market evidence.

A clear reporting rhythm

Know what the market is telling you.

Review buyer response, changes in competing listings and the next action the evidence supports.

Illustrative seller-report formatProperty-specific · confidential
Buyer response

What is attracting attention?

Showing activity, enquiry themes and the parts of the presentation buyers return to.

Feedback in context

What is a signal—and what is noise?

Comments are weighed against buyer behaviour and the property’s actual competitive set.

Current alternatives

What changed around the home?

New listings, price changes and competing features that affect the next decision.

Recommended next action

Make the next move deliberately.

Hold, refine the presentation, adjust the strategy or revisit price—only where the evidence supports it.

This is an illustrative format, not a client report or performance claim. Actual reporting reflects the property, seller priorities and live market response.

Inspect the work

A real home. Documents you can check.

The 172 Aspen Summit Drive SW case study records a historical $1,320,000 sale and the presentation materials used. Here is how those materials support a property decision.

For your home, bring the measurement report, floor plan and documented improvement history. Alex can identify which comparisons are supported and which still need checking. These historical materials do not establish the home’s current condition or isolate marketing’s contribution to its sale price.

Seller questions

Clear answers before the conversation.

What does a Private Property Review include?

A confidential discussion of your objectives, the property, relevant sold evidence, current competition, preparation priorities and the next decision worth making. It is not an automated valuation claim.

Should I renovate before selling?

Only where buyer response, avoided objections or a stronger presentation justify the cost, time and disruption. The review separates required work, high-return work and work best left to the next owner.

How is a distinctive home valued when comparable sales are limited?

The comparison set widens carefully without treating distant or dissimilar properties as equal. Sold evidence, active alternatives, setting, condition and buyer behaviour are weighed together.

When should I begin if I may sell within the next year?

Early enough to make useful improvements without rushed spending. A private review can establish priorities and timing even when no immediate listing decision has been made.

What happens if the market response is weaker than expected?

Showings, inquiries, feedback, new competition and market changes are reviewed together. The response may be to hold, improve presentation, adjust strategy or reconsider price—based on evidence rather than reflex.
