Calgary seller planning tool
Calgary home sale net proceeds.
Plan the range.
Estimate what could remain after selling your Calgary home: your working sale price less the mortgage payout and costs you enter. Compare a low and high scenario without assuming a fee structure. Nothing is submitted or saved.
01 · Model the range
What could remain after the sale?
Use estimates you have already received. The planner does not assume a commission structure, legal bill, mortgage penalty or preparation budget.
02 · Check the plan
Five decisions before the listing decision.
A sale range is useful only when the assumptions behind it are understood. Mark the items you can answer confidently.
03 · Replace assumptions with property evidence
Turn the working range into a property-specific plan.
Alex can review the property, current buyer alternatives, preparation priorities and timing—then help narrow the figures that matter.
How to use it
Understand the inputs.
Review which selling costs to include. If the sale range itself is uncertain, see what a personal home valuation review covers.
How do I calculate net proceeds from selling my Calgary home?+
Start with your estimated sale price, then subtract the mortgage payout, any penalty and the costs included in your plan. This planner also accounts for preparation and moving allowances, so its result is a planning estimate rather than your lawyer’s closing statement. Confirm which costs are already paid to avoid counting them twice.
Does this calculate the value of my home?+
No. Enter a working sale range based on evidence you already have. A property-specific review is required to develop a credible value range.
Which amounts should I include?+
Use the estimates available to you for mortgage payout and any penalty, brokerage fees and applicable tax, legal or discharge costs, preparation, moving and other property-specific expenses.
Is the result a closing statement?+
No. It is a private planning estimate. Confirm the final amounts with your lender, lawyer, accountant and other appropriate professionals.
Why use a low and high sale estimate?+
A range makes uncertainty visible and shows how a different sale outcome may affect the funds available for the next decision.
