The central question

How do we create urgency without flattening what makes the property valuable?

01Defensible competitive set

02Preparation with a return

03Editorial campaign

04Controlled negotiation

A disciplined path

Clarity before activity.

01

Diagnose

Review the property, timing, competitive alternatives and the decisions that can materially change the outcome.

02

Position

Define the buyer proposition, pricing architecture and evidence required to support both.

03

Launch

Coordinate production, private outreach, public distribution, showings and reporting as one campaign.

Planning example

When a renovated home competes with a newer build

A distinctive renovated home and a newer detached listing may share a price band while offering different layouts, lots and maintenance needs. A higher neighbourhood average does not establish the renovated home's position. Start with the alternatives a buyer can actually tour, then check which differences are documented.

Separate work needed for a clear presentation from optional redesign. If a major improvement would delay the launch, compare its quoted cost and the extra carrying expenses with the evidence supporting any assumed price change. The decision can be to prepare, launch as-is or wait; the model does not predict renovation returns.

Evidence to check for this decision
QuestionUseful evidenceHow to use it
Comparable spaceAbove-grade and developed basement areasKeep the two measures separate; use the report before calculating a price-per-square-foot comparison.
Buyer alternativesRelevant sold evidence and current detached listingsExplain differences in lot, layout, condition and timing rather than applying an area average.

What the first discussion can clarify
