Acreage buyer guide

Buying an Acreage Near Calgary: A Due Diligence Checklist

An estate home on acreage is also a collection of land, water, access and maintenance decisions. Before comparing interiors or negotiating the price, establish whether the property can support the way you intend to live. This checklist is for buyers considering country residential property around Calgary, including Rocky View and Foothills counties.

1. Establish how the property is serviced

Ask whether the water comes from a private well, a shared system, a water co-operative or another source. Request the relevant records, service arrangements, recent test results and equipment history. Alberta’s water well database is a useful starting point for finding recorded drilling and testing information; it is not a current guarantee of performance.

Separate water quality from water quantity. Arrange suitable current testing and a professional assessment of supply for your intended household and uses. A beautifully renovated house can still require substantial water-system work. Identify who will assess the well, treatment equipment and any shared obligations before setting inspection deadlines.

2. Give the septic system its own review

Request the system’s age, design, location, permits, service history and any known issues. Ask a qualified private sewage professional to assess the system and explain its limitations. Do not assume a general home inspection includes a complete septic evaluation.

Discuss the proposed household size, additional bedrooms and any future building with the appropriate professionals and municipality. In Alberta, private sewage design and installation are subject to provincial standards and permitting requirements. An existing system should not be assumed suitable for an expansion simply because it currently operates.

3. Verify access and intended land use

Have your lawyer review the title and registered interests, including access arrangements, easements and restrictions. Confirm who maintains and clears the road and driveway. Visit at the times that matter for your commute; check actual internet service at the address rather than relying on a coverage map alone.

A workshop, horses, guest accommodation or a home business can change what makes a property suitable. Ask the relevant municipality about the specific parcel and proposed use. Calgary city rules cannot be applied automatically to a property in Rocky View or Foothills. Obtain answers before treating a future project as part of the purchase value.

4. Compare the ongoing work as well as the purchase price

Build an annual ownership worksheet covering utilities, water treatment, septic servicing, snow clearing, grounds, fencing, outbuildings, insurance and a repair reserve. Ask for available bills and service records, then obtain your own quotes. The seller’s consumption and maintenance choices may differ from yours.

For two otherwise similar homes, record each unresolved item as a question, a professional to consult and a decision deadline. A smaller, well-documented acreage may suit your plans better than more land with uncertain servicing. That is a lifestyle and cost comparison, not a universal rule about resale value.

Before removing conditions

Agree with your agent and lawyer on conditions that allow enough time for the actual investigations. Decide which findings you can accept, which require a quote or specialist review and which would stop the purchase. A short generic inspection window may not fit the work required for a rural property.

  • Septic design, permits, service history and specialist review
  • Title, legal access, easements and maintenance obligations
  • Municipal confirmation of intended uses and future projects
  • Insurance, utilities, commute, internet and annual upkeep quotes
