Planning example

When the larger house is not the better fit

Two estate homes can offer similar room counts but very different daily use. One may have a larger yard and more privacy; another may have a more useful main-floor layout and easier access to your regular destinations. Compare the actual homes against your requirements before deciding which premium matters to you.

Record missing evidence alongside the appealing features. A property description or recorded construction year does not explain the present condition of the roof, mechanical systems or later improvements. Use the documents and specialist findings to refine the comparison, with the relevant questions identified before an offer decision.

Evidence to check for this decision
QuestionUseful evidenceHow to use it
Use of spaceFloor plan, measurements and your daily requirementsCheck room relationships and above-grade space rather than relying on the total room count.
Land and settingLot information, orientation and the actual surroundingsDistinguish a feature of this property from a general claim about the neighbourhood.
ConditionImprovement records and property-specific inspection findingsKeep unknowns visible; a recent-looking finish is not evidence about a concealed system.

Bring what you have.

  • Your required rooms and uses
  • Preferred locations and recurring destinations
  • A lender-confirmed budget where available
  • The properties or compromises you want to compare
