Seller costs

What Does It Cost to Sell a House in Calgary?

Start with an estimated sale range, then list each cost and remaining mortgage balance. The amount you can use for a next purchase is different from the sale price.

Separate sale price, equity and usable proceeds

Start with a supported sale-price range. Subtract transaction costs and the amounts that must be paid from closing funds. Keep money already spent on preparation separate from deductions still to be paid at closing, so an expense is not counted twice.

A mortgage balance shown on a statement is not necessarily the final payout figure. Request the amount and timing applicable to the proposed closing. The cash available for another purchase also depends on when funds can be released.

Worked example: estimate Calgary home-sale proceeds

Suppose a seller uses a $1,200,000 sale scenario, a $600,000 lender payout and a $45,000 allowance for all transaction costs still payable from closing. Every amount here is invented to demonstrate the arithmetic; the allowance is not a Calgary fee quote or a recommended commission.

If the sale assumption falls to $1,170,000 while the other two deductions are held constant solely for this illustration, estimated closing proceeds become $525,000. In a real worksheet, recalculate costs that depend on sale price and add any extra carrying costs. Your lawyer’s statement and lender’s payout replace these assumptions.

Illustrative proceeds calculation — replace every amount with your own
Budget itemExample amountHow it is treated
Sale-price scenario$1,200,000Starting assumption; not a property valuation.
Lender payout$600,000Subtract the complete payout assumed for this example.
Costs still payable at closing$45,000Subtract once; replace with agreed costs, quotes and adjustments.
Estimated closing proceeds$555,000$1,200,000 − $600,000 − $45,000.
Preparation already paid$8,000Track in the total move budget; do not deduct again from closing funds.

Model your own inputs in the seller proceeds planner.

Build a property-specific cost worksheet

Use the compensation agreed in your listing contract and applicable tax; ask what services it includes and which expenses may be additional. Obtain an itemized legal estimate and quotes for preparation, staging, cleaning, inspections or measurements where needed. Add moving and storage separately.

The Financial Consumer Agency of Canada identifies these as possible sale expenses, including potential mortgage penalties. It does not establish one Calgary fee schedule. Each row in your worksheet should identify a quote, an allowance or an unresolved amount, with the person responsible for confirming it.

Before setting the improvement budget, review preparation trade-offs before committing to work.

Confirm mortgage payout and discharge separately

Ask the lender for a payout statement for the anticipated closing date, including any prepayment penalty and discharge charge. Ask your lawyer what secured debts must be addressed. A linked home equity line of credit may also need attention.

FCAC distinguishes the discharge process, lender charges, professional costs and possible early-payment penalties. Avoid inserting a generic amount: confirm the actual requirements with the lender and lawyer. Ask whether any quote already includes an item before adding it again.

Understand closing adjustments and open questions

Ask your lawyer which property-tax and other adjustments apply and whether they increase or reduce your proceeds. Confirm the documents needed for your transaction, including any Real Property Report or compliance work where applicable. Contract and property circumstances determine what must be supplied.

For a rental, mixed-use property, estate or other unusual ownership situation, identify the legal and tax questions early. Do not treat a general proceeds calculation as a tax conclusion. Your lawyer, lender and tax advisor confirm matters within their scope.

Compare a lower sale with a longer wait

Use conservative, central and higher sale-price scenarios without assigning probabilities that the evidence cannot support. For each, update any price-dependent costs under the agreed arrangement and show the remaining mortgage and fixed allowances.

In a slower-sale scenario, add your own carrying costs and any temporary housing, storage or financing costs. These assumptions reveal whether a move remains workable; they do not predict a sale price or establish that a reduction will save money.

Connect the budget to the sale timeline and slower-sale checklist.

If reviewing the asking position, consider the evidence for a price change.

Use the planner, then replace assumptions with confirmed figures

The existing seller proceeds planner can organize your sale range, mortgage and cost inputs. Check its assumptions against your actual agreements and quotes. It is a working estimate, not a lender payout or lawyer’s closing statement.

Keep a reserve for unresolved amounts and confirm funds availability before making commitments on the next property. The useful output is a dated worksheet showing what is confirmed, what is estimated and what still requires an answer.

Organize the scenarios in the seller proceeds planner.

If proceeds fund another home, compare the sale-and-purchase sequence.
