Detached-home downsizing

Downsizing a Calgary Detached Home: Plan the Sale and the Next Home

Downsizing starts with the life you want next. A smaller floor plan can reduce upkeep, but the move only makes sense when the replacement home, cash budget and sale timetable work together.

Define what you want to give up—and keep

List the work you want to reduce: stairs, yard care, unused rooms, seasonal maintenance or driving. Then record what still matters: guests, a main-floor bedroom, garage space, privacy and access to your usual destinations. Tour against those requirements rather than a square-footage target alone.

A bungalow, smaller detached home and condominium solve different problems. Check actual step-free access, storage and recurring obligations at each property; a building label does not establish accessibility or low maintenance.

Compare the cash left after the whole move

Start with a property-specific sale range and an itemized seller-proceeds estimate. Subtract the replacement purchase, its closing costs, moving, storage and work needed before you settle in. Use lender quotes for mortgage discharge or portability and professional quotes for other costs.

For illustration only: assumed net sale proceeds of $950,000, a $700,000 replacement and a $45,000 transition allowance leave $205,000 before any costs omitted from those assumptions. These are arithmetic inputs, not Calgary prices or a forecast of your result.

Build your own assumptions with the seller-proceeds worksheet.

Account for purchase and transition cost questions.

Measure the ongoing commitment

Compare costs you can document, and mark unknowns before making a decision.

Choose a sequence with a workable backup

If the purchase depends on released equity, assess selling first alongside temporary housing and storage. If a rare replacement layout drives the decision, ask the lender to assess buying first and the cost of carrying both homes.

Mortgage portability and any bridge financing require lender confirmation for your transaction. Do not assume a lower purchase price avoids a penalty: FCAC notes that porting to a cheaper home can still involve a prepayment charge.

Compare buying first versus selling first.

Organize both properties in the Calgary Move Planner.

Prepare the house around the likely buyer

Separate work that resolves a condition question from work that changes the presentation. Prioritize an accurate property file, measured layout, usable room sequence and a realistic showing plan. Avoid extensive renovations until the proposed benefit has been compared with cost and timing.

Ask Alex to connect the sale plan to the replacement brief: essential layout, areas, budget, financing milestones and the latest comfortable move date.
