September 2026 Calgary Detached Market Brief

By Alex Pidann, Calgary REALTOR® · RE/MAX Innovations · Published

Detached sales reached 896 (+4.43% year over year), new listings fell to 1,726 (−9.35%), inventory fell to 2,968 (−7.28%) and months of supply fell to 3.31 (−11.21%). The detached benchmark was $739,400 (−0.95%).

For a seller, that combination signals less competition relative to last September and more completed detached activity. The slight benchmark decline is the reason to keep the asking position grounded in comparable homes, even as the supply picture improves.

Sales and new listings count activity during the month. Inventory counts homes available at month end. These measures share a count scale for comparison; inventory is a stock, so the three values should not be added together.

When fewer homes enter the market and available inventory falls, buyers have fewer alternatives than a year earlier. A well-prepared home may face a more favourable competitive set. That is a useful starting point for reviewing a launch; it is not evidence that every seller can raise the price.

Sales, new listings and inventory measure different things. Sales and listings are monthly activity; inventory is available stock at period end. The homes counted as sales are not necessarily the homes newly listed that month. Do not read the chart as the probability of a newly listed home selling.

The lower benchmark keeps pricing discipline relevant

The $739,400 benchmark describes a typical detached home across Calgary. Its −0.95% annual change does not measure the value change of every home. Renovation quality, lot position, layout, condition and current alternatives still affect what a buyer will accept.

CREB’s detached average sale price was $823,483, up +5.18%, despite the lower benchmark. The average depends on the properties that sold. Read the benchmark, median and average explanation before using a headline to set your price.

Choose the district and buyer pool before drawing a conclusion

West’s detached benchmark was $993,700, up 2.69% year over year; City Centre’s was $981,300, up 0.72%. Both differed from the citywide decline. Those are district-level figures across all detached price bands, not neighbourhood prices or automatic adjustments for your property.

September also recorded transactions in each of the four reported detached bands above $1 million. Review the complete September luxury-market context, then use the Calgary Detached Market hub’s district comparison to place those numbers geographically.

Three decisions for a seller considering a launch

  1. Identify the completed sales that explain value, then the active alternatives that compete for the same buyer. They need not be the same set.
  2. Resolve material condition and information questions before photography and showings. Make the home’s strongest supportable differences easy to understand.
  3. Agree on a review point after launch. Assess inquiries, showings, objections, offers and changing competition together before adjusting.

Apply the pricing methodology to the property’s evidence and connect it with the preparation, launch and representation process.
