Calgary Home Square Footage: RMS, Basements and Pricing

Two homes can appear similar in size while their advertised totals describe different space. For a Calgary detached home, check the measurement report, keep above-grade and basement areas separate, then compare the layout and the property. The original documents from 172 Aspen Summit Drive SW make that distinction visible.

Does a basement count in Calgary home square footage?

For detached homes, RECA’s Residential Measurement Standard (RMS) includes levels entirely above grade. A level with any portion below grade is excluded from the RMS area; its measured area can be reported separately. A developed or walkout basement should therefore not be added to a detached home’s above-grade RMS figure.

Keep three questions separate: what the report measures, whether the layout works for your household, and what buyers will pay for the whole property. A useful basement can matter to a buyer without becoming above-grade space. This guide concerns detached homes; check RECA’s current guidance for other property types.

Why Calgary price per square foot needs a consistent denominator

Using this case study’s recorded $1,320,000 sale price and the historical areas above, changing only the denominator produces two very different ratios. The sale price is the same in both calculations. The combined-area ratio is about 28.3% lower simply because it includes the developed basement.

These rounded ratios are arithmetic, not Calgary market benchmarks or a valuation formula. The sale also includes land, setting, condition and other property characteristics. Do not multiply either ratio by your home’s area to estimate its value, or mix asking prices with completed sale prices in a comparison.

Same recorded sale price, two area definitions: illustrative arithmetic
CalculationResultWhat it describes
$1,320,000 ÷ 2,881.18 sq. ft.$458.15 per sq. ft.Recorded price divided by reported above-grade RMS area.
$1,320,000 ÷ 4,020.15 sq. ft.$328.35 per sq. ft.Recorded price divided by combined developed area; not an RMS-based ratio.

A comparison worksheet for two Calgary detached homes

Make one column for each home in your own notes. Record the source and date beside every number, and leave an unknown blank until it is verified. Start with like-for-like areas, then explain the differences a buyer can experience. A single size ratio cannot do that work.

Connect the measurements to your selling plan

Before photography and launch, identify the measurement work needed for the listing and reconcile any unexplained differences in older records. Prepare the floor plan alongside the property file. Use photographs and film to show how the spaces connect, while the report establishes how their areas were measured.

For an Aspen Woods home, use the neighbourhood guide to investigate the surrounding places and the measurement file to describe the actual property. Keep those roles distinct when explaining the home’s position. Alex’s Seller Competition Review brings that property evidence into a discussion of buyer alternatives, preparation and pricing.
