Explore a Calgary neighbourhood

Discovery Ridge, Calgary.
Detached homes & real estate.

Griffith Woods gives a Discovery Ridge visit a specific starting point, but a park visit and a home review serve different purposes. Use the City’s designated trails to explore the setting, then distinguish community recreation from homeowners’ association responsibilities before comparing properties.

Griffith Woods: use the designated routes

The City identifies Griffith Woods as a natural environment park along the Elbow River in Discovery Ridge. Its visitor page describes paved and unpaved trails and entrances, including 45 Discovery Ridge Link SW. Read current guidance before setting out and stay on designated paths; the City also identifies trail restrictions near the Tsuut’ina boundary.

Choose an entrance and investigate the route from the particular home you are considering. A view toward green space, a community boundary and a usable public trail connection are separate observations. At the property, record the orientation, privacy and relationship between the yard and neighbouring land without assuming ownership or a right to cross it.

Two associations, with separate responsibilities

The Discovery Ridge Community Association publishes recreation and event information and represents community interests. The New Discovery Homeowners’ Association describes its work maintaining local green spaces, landscaped features and some walkways. Its own explanation makes clear that the NDHA and DRCA are different organizations, while Griffith Woods and its paths are maintained by the City.

That distinction helps organize a property review. Confirm which current documents and obligations apply to the address, and direct a recreation question to the organization operating that facility. For the home, ask for the improvement history, condition information and records relevant to the site. General park information does not establish an individual property’s drainage, insurance terms or physical condition.

A closer look at Discovery Ridge’s detached stock and setting

Choose the evidence the house needs

The largest recorded construction group is 1990–2009: 911 of 961 valid-year records (94.8%). Start with this era when organizing your questions, then check the individual property’s records.

Check the age and documentation of roof, windows, heating equipment and other replacements. Compare original room proportions with any later additions or layout changes, using the actual above-grade measurement.

The mean assessment is 6.8% above the median. The middle half of recorded assessments runs from $1,000,000 to $1,380,000. This describes an unadjusted housing-stock distribution; it does not assign a location premium or value a candidate home. Recorded lots have a 581 m² median. Check usable dimensions, grading, easements and parking against the candidate property’s survey and documents.

Community edges to investigate

The City polygons share a boundary segment with 06a, 11b, Springbank Hill. Use the map to investigate a home near these edges; a shared polygon boundary does not establish a street connection, route or comparable-home relationship.

Named City park-site records

1 active named park-site polygon overlaps the Discovery Ridge outline by at least 100 m². The names below are City dataset labels, which can include school grounds and shared facilities.

A polygon overlap is location evidence. It does not establish a public entrance, opening hours, admission, school designation or access rights. Check the site and its operator before planning an outing. City park visitor information.

Shared boundaries require at least 25 metres of exact boundary; this list is not exhaustive where polygons have gaps. Areas and lengths use NAD83 / UTM zone 11N. September 2026 · CREB district-level data

Detached market context for the West district

CREB® reports a $993,700 detached benchmark (+2.69% year over year) and 2.73 months of supply for the West district. Discovery Ridge is within that district, but these figures cover all its detached price ranges. They are district-level data, not Discovery Ridge-specific statistics or a valuation of your home.

In Discovery Ridge, weigh the home’s setting, actual access, condition and usable layout against the available alternatives. District supply does not establish how quickly this address will sell.

Use the interactive West district comparison and the September 2026 seller brief, then apply the pricing evidence framework to relevant homes.

Plan a local visit

Plan your Discovery Ridge visit

Use these separate stops to investigate your own routine. Choose your transport and check current operator details before visiting.

  1. Read the City’s Griffith Woods guidance and choose a designated park entrance.
  2. Follow a permitted route and note the kind of outdoor visit you would repeat regularly.
  3. Compare the DRCA recreation information with the NDHA’s separate description of green-space responsibilities.
  4. Return to the candidate home and record the actual access route, yard orientation and documents still needed for the property review.

Compare the Discovery Ridge home, then its competition

  • Is the public park connection you would use a documented route from this home, rather than an assumed shortcut across adjoining land?
  • Which association obligations and services apply to the property, and which organization has confirmed them?
  • What do the inspection, improvement records and site information show about the particular home?

Use these questions alongside current Calgary homes for sale; confirm which listings match your area and property requirements.

For nearby development applications and address-specific planning information, use the official Calgary development research tools.

A Discovery Ridge presentation should connect the setting with address-specific access and the condition and layout of the home. Compare the property with current buyer alternatives.

Questions about Discovery Ridge

Who maintains Griffith Woods and the landscaped community spaces?

The City operates Griffith Woods and its paths. The NDHA describes separate maintenance of Discovery Ridge green spaces and landscaped features, and the DRCA has community recreation and event responsibilities. Use the linked organizations for the current division of work.

Does a home near Griffith Woods automatically have direct trail access?

Confirm the permitted entrance and actual route from the address. A nearby boundary or green-space outlook does not establish a public connection from a private yard. The City’s designated paths and current visitor guidance should direct the park visit.
