Calgary detached homes: look beyond the neighbourhood average.

Published by Alex Pidann, Calgary REALTOR® · RE/MAX Innovations ·

Across 307,041 matching assessment records in 208 named residential communities, the median 2026 assessed value is $718,500. The mean is $793,591—10.5% higher. That difference is a useful reason to investigate the housing mix before applying an area average to a particular home.

Assessment context, not a current selling-price report.

The 2026 roll uses a July 1, 2025 valuation date and December 31, 2025 property condition date. These figures do not establish October 2026 sale prices, current inventory, a buyer’s purchase budget or the value of your home. City explanation of the 2026 assessment dates.

The middle range tells a different story from the average.

The median divides the records into two halves. The middle 50% runs from the 25th percentile to the 75th percentile. These measures help describe the mix without letting a few extreme values dominate the arithmetic mean.

The mean exceeding the median does not identify a premium for your house or prove that homes are overpriced. It describes this assessment distribution. Recorded values may also reflect incomplete construction, particularly in developing communities.

Different sectors contain different detached housing mixes.

West has the highest median in this covered extract at $921,500. Centre has a wider middle range, from $708,500 to $1,300,000. Those describe different distributions; they do not establish that a particular West house is worth more than a particular Centre house.

These are the City boundary dataset’s sector labels. Sector figures are weighted by matching records, rather than calculated by averaging neighbourhood averages. Compare them with the separate current detached sales-market context, while keeping assessment measures and sales measures distinct.

Start with the mix, then investigate the address.

Five wider neighbourhood assessment ranges to investigate

What a detached seller should do with this information.

  1. Verify the actual property records, measured above-grade area, lot use and documented improvements.
  2. Identify relevant completed detached sales and explain the differences that matter.
  3. Review the detached listings buyers can choose today, including condition and remaining work.
  4. Discuss a supported selling position and preparation plan based on that evidence and your timing.

The documented 172 Aspen Summit case study shows a real historical presentation, original measurement documents and its recorded result. It demonstrates how property evidence can be assembled; it is not a current comparable sale or proof of a price adjustment for another home.

Sources, calculation method and limitations.

This analysis was calculated from City of Calgary Current Year Property Assessments, checked October 8, 2026, and the City community-boundary dataset already used by the map.

The extract filters the 2026 roll to residential assessment class RE, land-and-improvement property type LI, sub-property uses R110 and R111 (detached and detached with backyard suite) and positive assessed values. Other housing classifications and vacant-land types are excluded.

Of 307,195 downloaded matching records, 307,041 belong to the 208 named Residential communities covered here. The remaining 154 records in industrial or residual subareas are excluded. Fifteen other residential areas had no records matching this filter. That does not establish that no detached homes exist there.

Statistics describe matched assessment records, not completed sales or an independently deduplicated count of houses. Quantiles use linear interpolation at (n−1) × p. City and sector distributions are calculated from their pooled records. They are not averages of community medians.

Land-area distributions use 307,041 positive recorded areas. Construction-period distributions use 306,876 recorded years after 1800 and through 2026; 165 missing or out-of-range years are excluded from that breakdown. Recorded construction year is not renovation history or proof of condition.

Five communities with fewer than 25 matched records are marked as limited samples in the guides and kept separate from the main neighbourhood ordering. The threshold is an editorial coverage flag, not a statistical confidence guarantee. These records remain in the pooled City and sector summaries.

The middle 50% is a distribution range, not a confidence interval, an asking-price recommendation or a range of currently available homes. The mean, median and lot measures can be influenced by classification, parcel accounting and completion status. Read the City’s explanation of assessment and sale-price differences.
