Recreation Lane and a Glenmore-area routine

The Mayfair Bel-Aire Community Association describes Recreation Lane with playgrounds, tennis courts, an outdoor rink, fitness equipment and a participatory art wall. Check current use, membership and seasonal arrangements with the association before planning an activity. Facilities described for the combined association are not an entitlement established by a listing address.

For a separate outing, investigate the nearby Glenmore Reservoir and Heritage Park setting using current operator information. Record the actual access point and journey from the candidate home. Reservoir proximity does not mean private water access or membership in a residential lake park.

Original condition, renovations and future changes

An established neighbourhood can contain homes with very different improvement histories. For each Mayfair property, separate cosmetic updates from work to major systems, structure and layout. Gather available permits, scope records and inspection information, then estimate remaining work with appropriate professionals rather than treating every renovated home as equivalent.

The association identifies restrictive covenants on many Mayfair and Bel-Aire titles. Obtain the instruments for the actual lot and have a lawyer review their effect on intended changes. Mayfair also falls within the Chinook Communities Local Area Plan. Broader planning policy and title restrictions are separate records to investigate before assuming redevelopment potential.

Construction periods, neighbouring communities and park records

A closer look at Mayfair’s detached stock and setting

Choose the evidence the house needs

The largest recorded construction group is Before 1960: 103 of 155 valid-year records (66.5%). Start with this era when organizing your questions, then check the individual property’s records.

For an older original building, distinguish retained structure from later additions. Check documented foundation, roof, electrical and plumbing work, and measure above-grade space separately from developed basement space.

The mean assessment is 8.1% above the median. The middle half of recorded assessments runs from $1,380,000 to $1,835,000. This describes an unadjusted housing-stock distribution; it does not assign a location premium or value a candidate home. Recorded lots have a 929.1 m² median. Check usable dimensions, grading, easements and parking against the candidate property’s survey and documents.

Community edges to investigate

The City polygons share a boundary segment with Kelvin Grove. Use the map to investigate a home near these edges; a shared polygon boundary does not establish a street connection, route or comparable-home relationship.

Named City park-site records

No active named park-site polygon met this location filter. Unnamed sites and other operators are outside this selection; this result does not mean the community lacks parks.

A polygon overlap is location evidence. It does not establish a public entrance, opening hours, admission, school designation or access rights. Check the site and its operator before planning an outing. City park visitor information.

Shared boundaries require at least 25 metres of exact boundary; this list is not exhaustive where polygons have gaps. Areas and lengths use NAD83 / UTM zone 11N. 3. Test the route from the home and record the outdoor spaces you would use.
  4. Compare renovation records and remaining work, then request relevant title documents.

Compare the Mayfair home, then its competition

  • Which renovations changed major systems or layout, and what records support them?
  • What title instruments and planning information apply to the intended alterations?
  • How do usable yard space, parking and main-floor arrangement compare with the next-best home?

Use these questions alongside current Calgary homes for sale; confirm which listings match your area and property requirements.

For nearby development applications and address-specific planning information, use the official Calgary development research tools.

For a Mayfair sale, distinguish documented renovation scope from condition and work still ahead. Review the home’s position against current alternatives.

Questions about Mayfair

Is Mayfair part of the Chinook Communities plan?

Yes. The City lists Mayfair among the communities in the Chinook Communities Local Area Plan. Read it for area context and investigate current planning and title records for the specific property.

Does a Mayfair address give private lake access?

Do not infer private lake privileges from proximity to the Glenmore Reservoir. Research public destinations separately and confirm any property-specific access rights through the relevant documents and operator.
