Twelve Mile Coulee: a public natural-area visit
The City’s Twelve Mile Coulee page describes a natural-area park in northwest Calgary with hiking trails and designated off-leash areas. It identifies the park at Tuscany Boulevard and Stoney Trail NW. Read the official visitor information and choose the access point and type of outing that fit your routine.
For a candidate home, check the actual route to that entrance and the final part of the journey on foot. A community boundary is an overview, rather than a street or trail-routing tool. When terrain and outdoor use matter, record what you observe at the property and along the permitted public route, including the levels and connections relevant to your household.
Tuscany Club and community participation have different roles
The Tuscany Residents Association publishes Tuscany Club rules limiting its amenities to members and invited guests. Its information sets out membership-card, residency and other documentation requirements. Confirm the property and household arrangements directly with the association before relying on club use in your home comparison.
The Tuscany Community Association’s contact page directs HOA fees, club operations and community maintenance questions to the separate residents’ association. Use the TCA for its own community role and the TRA for club-related questions. Then assess the house itself: whether the main-floor arrangement, storage, parking and yard work for your needs, and what changes or remaining work should be included in the comparison with other northwest homes.

A closer look at Tuscany’s detached stock and setting
Choose the evidence the house needs
The largest recorded construction group is 1990–2009: 5,438 of 5,611 valid-year records (96.9%). Start with this era when organizing your questions, then check the individual property’s records.
Check the age and documentation of roof, windows, heating equipment and other replacements. Compare original room proportions with any later additions or layout changes, using the actual above-grade measurement.
The mean assessment is 4.7% above the median. The middle half of recorded assessments runs from $671,250 to $844,500. This describes an unadjusted housing-stock distribution; it does not assign a location premium or value a candidate home. Recorded lots have a 403.6 m² median. Check usable dimensions, grading, easements and parking against the candidate property’s survey and documents.
Community edges to investigate
The City polygons share a boundary segment with 01b, Scenic Acres. Use the map to investigate a home near these edges; a shared polygon boundary does not establish a street connection, route or comparable-home relationship.
Named City park-site records
12 active named park-site polygons overlap the Tuscany outline by at least 100 m². The names below are City dataset labels, which can include school grounds and shared facilities.

A polygon overlap is location evidence. It does not establish a public entrance, opening hours, admission, school designation or access rights. Check the site and its operator before planning an outing. City park visitor information.

Plan a local visit
Plan your Tuscany visit
Use these separate stops to investigate your own routine. Choose your transport and check current operator details before visiting.
- Choose a Twelve Mile Coulee entrance using the City’s park information.
- Follow a permitted route that resembles the kind of regular outdoor outing you want.
- Review Tuscany Club’s current access rules and verify the property and household documentation with the residents’ association.
- Compare the actual home-to-park route, room arrangement and yard usability with another northwest property.
Compare the Tuscany home, then its competition
- Which entrance and route would you actually use, and how does the journey work for your household?
- Has the residents’ association confirmed the relevant club privileges, registration requirements and property obligations?
- How do the lot levels, usable outdoor area and main-floor layout compare with the alternatives in your search?
Use these questions alongside current Calgary homes for sale; confirm which listings match your area and property requirements.
For nearby development applications and address-specific planning information, use the official Calgary development research tools.
A Tuscany sale should make room proportions, usable space, remaining work and the address's actual access clear to a buyer. Review those differences alongside relevant completed sales.
Questions about Tuscany
Is Twelve Mile Coulee access the same as Tuscany Club access?
They are separate destinations. Twelve Mile Coulee is a City natural-area park; Tuscany Club amenities follow the residents’ association’s member and invited-guest rules. Use the correct operator’s information for each visit.
Which association handles Tuscany Club questions?
The Tuscany Residents Association handles club-related matters. The Tuscany Community Association’s contact page explicitly directs HOA fee, club and maintenance inquiries to that separate organization.
