How to Choose a Calgary Listing Agent
Ask each candidate to explain the evidence behind a price recommendation, the buyer alternatives they expect and who will personally handle the sale.

Compare the actual plan
Use the same questions with every candidate. A higher-value detached home needs a reasoned comparison of setting, usable space, condition and buyer alternatives. A confident price, an attractive brochure or a large channel list answers only part of the question.
Ask the agent to walk through one relevant completed sale, one imperfect comparable and one active alternative. Which differences affect the buyer’s decision? What is uncertain? What additional information would change the recommendation? A useful answer makes the reasoning inspectable.
Use this framework to evaluate the luxury-pricing methodology.
For a distinctive home, compare reasoning when no comparable is perfect.
Request evidence for each proposed capability
Record the evidence offered beside each capability. Compare the quality and relevance of the work rather than adding up promises. A past result can provide context, but it cannot establish what your home will sell for.
- Pricing: request a supported range, the chosen comparable set and an explanation of rejected comparisons. A high proposed asking price alone is insufficient.
- Presentation: request actual photography, a property film where relevant, floor plans and measurements. Ask which buyer question each material answers.
- Launch: request the preparation sequence, production responsibilities, information checks and showing readiness. A list of websites is not a complete launch plan.
- Reporting: request an illustrative or appropriately redacted update. It should connect buyer response, changing competition and a recommended next decision.
- Accountability: ask who handles inquiries, negotiation and updates, and what happens when the principal representative is unavailable.

Ask how weak early response would be handled
Give every candidate the same hypothetical situation: your home attracts online attention but few qualified showings. Ask what they would investigate before recommending a change. Then ask how their answer would differ if buyers toured repeatedly but made no offers.
The answer should separate exposure, information, access, presentation and price, and explain which evidence would support each action. Ask for a review date and a way to record what changed. Neither an automatic price cut nor a promise to wait indefinitely is a property-specific diagnosis.

Clarify representation and terms
Confirm who will personally handle your sale and how decisions will be approved. Discuss the proposed communication rhythm, availability, privacy and handling of buyer inquiries before agreeing to services.
Read the actual listing agreement with the brokerage. Ask it to explain compensation and applicable tax, included services, additional expenses, the term, ending the agreement and any provisions that continue afterward. Obtain legal advice if a clause is unclear. Do not infer your rights from a general guide or another seller’s contract.
Bring your priorities to the comparison
Write down your preferred move window, privacy needs, preparation budget and tolerance for carrying the property longer. Ask each candidate to explain how those constraints alter the proposed plan. Choose on the fit between your situation, the evidence and the responsibilities you understand.
Alex Pidann, REALTOR® with RE/MAX Innovations in Calgary, offers a direct conversation about those decisions. The same evidence questions should apply when you evaluate Alex’s proposal.
