Unsold listings

What Happens When a Calgary Listing Expires?

An expired listing is a chance to review what buyers saw, what they chose instead and what the agreement actually says before relaunching.

Confirm what ended and what still applies

An expiry, a termination and a withdrawal describe different situations. A listing status alone should not be treated as permission to sign another agreement or as a complete statement of your obligations. Ask the current brokerage to confirm the agreement’s status in writing.

Review the actual expiry or termination documents, any continuing compensation provisions and permissions for using existing marketing materials. Ask the brokerage and your lawyer to explain unclear terms before committing elsewhere. This is a document-review checklist, not an interpretation of your contract.

Reconstruct the campaign before replacing it

Collect dates, prices, materials, showing restrictions, inquiry and tour records, repeat visits, offers and recurring objections. Distinguish confirmed facts from missing information. A campaign with little qualified exposure asks a different question from one with numerous tours and a persistent objection.

Do not infer why the home remained unsold from its status alone. A general market statistic cannot reveal the owner’s decisions, access restrictions or the experience of individual buyers.

Organize the evidence with the response-stage diagnostic.

Refresh the buyer comparison

Review relevant completed sales and the active alternatives a buyer can choose now. Explain what changed since the original launch and which property differences matter. Prior asking prices, including your own, are not achieved sale prices.

For a distinctive Calgary detached or estate home, make uncertainty visible when the comparison sample is thin. Do not justify a premium solely through renovation spend or a broad neighbourhood average.

Update the comparison using the pricing evidence framework.

Choose whether to relaunch, prepare or pause

Relaunch when the property is ready, the agreement position is clear and the new proposition has a supportable reason. Prepare first when a specific issue needs investigation or a practical improvement can be completed. Pause when the sale is optional and the cost or disruption no longer fits the owner’s plans.

A new date or new representative does not erase the property’s history. Decide what will materially change: the asking position, documentation, presentation, access or the target buyer proposition. If nothing changes, explain why a different response is expected.

Require a relaunch brief with responsibilities

Before going public again, write one brief that connects the diagnosis to the new plan. The launch date should follow readiness, approvals and the appropriate listing arrangement. Do not reuse photography or other materials without confirming the necessary rights.

  • Agreement status and continuing provisions confirmed with the brokerage; legal questions resolved.
  • Campaign evidence assembled, including what remains unknown.
  • Current comparable reasoning and buyer alternatives reviewed.
  • Specific preparation, information, access or price changes agreed.
  • Production responsibilities, seller approvals and the review date recorded.

Connect the relaunch to the coordinated marketing and reporting approach.

If comparing representation, use the agent-selection evidence checklist.
