The clubhouse setting and a separate river stop

The Elbow Park Residents Association identifies its clubhouse at 800–34 Avenue SW, overlooking a park, tennis courts, skating rinks and playing fields. Use the association’s current information for activities and facility use. Clubhouse rental information includes resident and membership conditions, so the presence of a facility does not establish unrestricted access to it.

J.H. Woods Park offers a separate public destination at 3016 Elbow Drive SW. The City describes gardens, picnic features and the Elbow River Pathway, and notes that the park has no dedicated parking area. Plan the approach accordingly. Compare the route from a candidate home with the kind of outing you would actually make, rather than relying on a general distance to the river.

A river-area visit is only the beginning of a home review

At a property, investigate the relationship between the street, building and outdoor space. Record which rooms receive the outlook you value, how the yard connects to living space and whether the parking arrangement works for your household. Those details can differ substantially between homes sharing the same community name.

Keep the renovation record beside the physical inspection. Ask what changed, when it changed and which documents support the work. For site and water-related questions, obtain information for the exact address and review the relevant records with qualified professionals. A pleasant river walk is useful lifestyle research, but it cannot resolve the condition or risk of an individual home. Pricing needs relevant current property evidence as well as a clear account of these differences.

Construction periods, neighbouring communities and park records

A closer look at Elbow Park’s detached stock and setting

Choose the evidence the house needs

The largest recorded construction group is Before 1960: 655 of 1,184 valid-year records (55.3%). Start with this era when organizing your questions, then check the individual property’s records.

For an older original building, distinguish retained structure from later additions. Check documented foundation, roof, electrical and plumbing work, and measure above-grade space separately from developed basement space.

The mean assessment is 13.3% above the median. The middle half of recorded assessments runs from $1,427,500 to $2,652,500. This describes an unadjusted housing-stock distribution; it does not assign a location premium or value a candidate home. Recorded lots have a 580.5 m² median. Check usable dimensions, grading, easements and parking against the candidate property’s survey and documents.

Community edges to investigate

The City polygons share a boundary segment with Altadore, Britannia, Cliff Bungalow, Elboya, Parkhill, Rideau Park, Upper Mount Royal. Use the map to investigate a home near these edges; a shared polygon boundary does not establish a street connection, route or comparable-home relationship.

Named City park-site records

12 active named park-site polygons overlap the Elbow Park outline by at least 100 m². The names below are City dataset labels, which can include school grounds and shared facilities.

Plan a local visit

Plan your Elbow Park visit

Use these separate stops to investigate your own routine. Choose your transport and check current operator details before visiting.

  1. Check EPRA’s current clubhouse and recreation information before planning a community stop.
  2. Read the City’s J.H. Woods page and plan a walking or wheeling approach that does not rely on dedicated park parking.
  3. Investigate the actual route from the home to the river pathway and the places you would use.
  4. At the property, make a separate list of improvement, inspection and address-specific site information to request.
