Fish Creek: investigate the entrance you would use

Parkland sits beside Fish Creek Provincial Park. Use Alberta Parks’ official visitor page and maps to choose an entrance and check current trail advisories before setting out. Public park exploration is separate from the private property: a nearby boundary does not establish a permitted connection from a yard.

Walk the route from the candidate address to an authorized park entrance. Note the grade, surface and final approach that your household would use. The community-boundary preview shows the neighbourhood setting; the provincial park map is the appropriate starting point for trail research.

Park96 and the home’s own outdoor space

Park96 publishes programs and visitor information for its recreation setting at 14660 Parkland Boulevard SE. The Calgary Parkland Community Association is a separate resource for community participation. Confirm the relevant membership, access arrangements and property obligations with the correct organization rather than assuming that these resources have identical rules.

At the home, compare usable yard area, privacy and the connection to main living spaces independently of the park visit. For a seller, assemble above-grade measurements, improvement records and condition information. A home with a desirable park setting still needs relevant completed-sale evidence and comparison with the active homes buyers can choose.

Construction periods, neighbouring communities and park records

A closer look at Parkland’s detached stock and setting

Choose the evidence the house needs

The largest recorded construction group is 1960–1989: 1,347 of 1,354 valid-year records (99.5%). Start with this era when organizing your questions, then check the individual property’s records.

Check which original systems and layout remain, which changes have supporting permits and records, and whether the renovation addressed structure and mechanical work as well as finishes. Original construction year does not date the latest improvement.

The mean assessment is 7.8% above the median. The middle half of recorded assessments runs from $785,625 to $933,500. This describes an unadjusted housing-stock distribution; it does not assign a location premium or value a candidate home. Recorded lots have a 612.8 m² median. Check usable dimensions, grading, easements and parking against the candidate property’s survey and documents.

Community edges to investigate

The City polygons share a boundary segment with Deer Ridge, Deer Run, Fish Creek Park, Lake Bonavista. Use the map to investigate a home near these edges; a shared polygon boundary does not establish a street connection, route or comparable-home relationship.

Named City park-site records

3 active named park-site polygons overlap the Parkland outline by at least 100 m². The names below are City dataset labels, which can include school grounds and shared facilities.

Review the named site records
  • PARKLAND FISH CREEK PARK BUFFER · linear park · City site PKL535
  • PRINCE OF WALES ELEM SCHOOL · neighbourhood park · City site PKL539
  • ST PHILIP ELEM · neighbourhood park · City site PKL336

A polygon overlap is location evidence. It does not establish a public entrance, opening hours, admission, school designation or access rights. Check the site and its operator before planning an outing. City park visitor information.

Shared boundaries require at least 25 metres of exact boundary; this list is not exhaustive where polygons have gaps. Areas and lengths use NAD83 / UTM zone 11N. All house figures above use the separate detached-only assessment extract.

Plan a local visit

Plan your Parkland visit

Use these separate stops to investigate your own routine. Choose your transport and check current operator details before visiting.

  1. Read current Alberta Parks advisories and choose an authorized Fish Creek entrance.
  2. Test the actual journey from the home, including any grade changes.
  3. Check Park96 programs and access directly, separately from community-association activities.
  4. Record yard use, privacy and documented improvements at the property.

Compare the Parkland home, then its competition

  • Is the proposed park connection a permitted public route from the home?
  • Which Park96 access arrangements or obligations apply to this property?
  • How do the lot setting, layout, condition and renovation scope compare with buyer alternatives?

Use these questions alongside current Calgary homes for sale; confirm which listings match your area and property requirements.

For nearby development applications and address-specific planning information, use the official Calgary development research tools.

For a Parkland sale, document the actual park route, usable yard and relevant access arrangements. Review the property’s position against current alternatives.

Questions about Parkland

Are Fish Creek, Park96 and the community association the same resource?

They are separate resources. Alberta Parks provides provincial park information, Park96 publishes its own recreation information, and the community association has its own activities. Confirm current access and any property obligations with the relevant organization.

How should a Parkland seller explain a park-adjacent setting?

Show the actual outlook and permitted route from the address, then compare privacy, usable yard area, condition and documented improvements with relevant sales and competing homes. Park proximity alone does not establish a price adjustment.
