Private lake membership follows the association’s boundary

The McKenzie Lake Residents Association publishes a membership boundary and requirements for issuing membership. Use those documents to confirm whether the property you are considering qualifies. Do not substitute the City community outline or the words ‘McKenzie Lake’ in a listing for the residents’ association’s own eligibility information.

Ask the association to confirm the current property obligations and the arrangements that apply to the intended occupants. Registration, fees and owner or tenant documentation are practical parts of a purchase review. Keep the written confirmation with the property records so that the amenity you expect to use is supported by more than a marketing description.

Community activities and nearby Fish Creek are separate

The McKenzie Lake Community Association provides its own program, event and facility information. It is a different organization from the residents’ association responsible for private lake privileges. Review the activity you would attend and its participation requirements, rather than treating community association membership as a lake-access confirmation.

For a separate public outdoor visit, use Alberta Parks’ Fish Creek Provincial Park page. Choose an access point from the official park information and check current advisories before setting out. The park covers a wider area, so a general reference to Fish Creek does not establish the route from a particular McKenzie Lake home. Compare that route with the property’s yard, main living space and the outdoor activities you would use most often.

A closer look at McKenzie Lake’s detached stock and setting

Choose the evidence the house needs

The largest recorded construction group is 1990–2009: 3,302 of 4,238 valid-year records (77.9%). Start with this era when organizing your questions, then check the individual property’s records.

Check the age and documentation of roof, windows, heating equipment and other replacements. Compare original room proportions with any later additions or layout changes, using the actual above-grade measurement.

The mean assessment is 5.9% above the median. The middle half of recorded assessments runs from $595,500 to $866,000. This describes an unadjusted housing-stock distribution; it does not assign a location premium or value a candidate home. Recorded lots have a 480.9 m² median. Check usable dimensions, grading, easements and parking against the candidate property’s survey and documents.

Community edges to investigate

The City polygons share a boundary segment with Cranston, Douglasdale/Glen, Fish Creek Park, McKenzie Towne. Use the map to investigate a home near these edges; a shared polygon boundary does not establish a street connection, route or comparable-home relationship.

Named City park-site records

6 active named park-site polygons overlap the McKenzie Lake outline by at least 100 m². The names below are City dataset labels, which can include school grounds and shared facilities.

September 2026 · CREB district-level data

Detached market context for the South East district

CREB® reports a $698,900 detached benchmark (−1.55% year over year) and 3.34 months of supply for the South East district. McKenzie Lake is within that district, but these figures cover all its detached price ranges. They are district-level data, not McKenzie Lake-specific statistics or a valuation of your home.

For a McKenzie Lake home, keep access and association documentation with the lot, layout and renovation comparison. The district benchmark cannot establish an automatic adjustment for a lakefront or estate property.

Use the interactive South East district comparison and the September 2026 seller brief, then apply the pricing evidence framework to relevant homes.
