Promenade and nearby recreation: two ordinary stops

Bonavista Promenade’s own directory identifies businesses at 755 Lake Bonavista Drive SE. Choose the shops or services you would actually use and check current details directly. That gives you a concrete destination to compare with your day-to-day routine.

The City’s Frank McCool Athletic Park page provides separate recreation and booking information. Use the current facility details when planning a visit. Assess each destination’s route from the candidate home instead of assuming that a community label establishes convenient access.

Private lake eligibility and the property review

Lake Bonavista’s lake park is membership-only. The association’s welcome page explains eligibility information; confirm whether the specific property qualifies and what current requirements apply. Nearby location alone does not establish a right to use the private park.

Compare the home’s improvement records, room layout, usable outdoor area and remaining work. A renovated home and one needing substantial updates can present different decisions even when both are in Lake Bonavista. Ask for supporting records and assess the alternatives using current property evidence.

Construction periods, neighbouring communities and park records

A closer look at Lake Bonavista’s detached stock and setting

Choose the evidence the house needs

The largest recorded construction group is 1960–1989: 3,173 of 3,257 valid-year records (97.4%). Start with this era when organizing your questions, then check the individual property’s records.

Check which original systems and layout remain, which changes have supporting permits and records, and whether the renovation addressed structure and mechanical work as well as finishes. Original construction year does not date the latest improvement.

The mean assessment is 19.4% above the median. The middle half of recorded assessments runs from $832,500 to $1,140,000. This describes an unadjusted housing-stock distribution; it does not assign a location premium or value a candidate home. Recorded lots have a 611.2 m² median. Check usable dimensions, grading, easements and parking against the candidate property’s survey and documents.

Community edges to investigate

The City polygons share a boundary segment with Bonavista Downs, Canyon Meadows, Fish Creek Park, Parkland, Queensland, Willow Park. Use the map to investigate a home near these edges; a shared polygon boundary does not establish a street connection, route or comparable-home relationship.

Named City park-site records

6 active named park-site polygons overlap the Lake Bonavista outline by at least 100 m². The names below are City dataset labels, which can include school grounds and shared facilities.

September 2026 · CREB district-level data

Detached market context for the South district

CREB® reports a $709,400 detached benchmark (−0.82% year over year) and 2.75 months of supply for the South district. Lake Bonavista is within that district, but these figures cover all its detached price ranges. They are district-level data, not Lake Bonavista-specific statistics or a valuation of your home.

For a Lake Bonavista home, verify lake documentation and compare the lot, layout and improvements independently. The South district benchmark is not a measure of lake-access premiums or this neighbourhood’s prices.

Use the interactive South district comparison and the September 2026 seller brief, then apply the pricing evidence framework to relevant homes.

  1. Select a Bonavista Promenade stop that reflects your regular routine.

  4. Review lake membership eligibility with the association before relying on that privilege in a home comparison.

Compare the Lake Bonavista home, then its competition

  • Does the actual property qualify for lake membership, and what requirements apply?

  • How do the layout, lot use and remaining work compare with the other homes you could choose?

Use these questions alongside current Calgary homes for sale; confirm which listings match your area and property requirements.

Preparing to sell in Lake Bonavista: the evidence to bring

Keep address-specific lake access evidence separate from the features of the house. A nearby lake and a documented property privilege answer different buyer questions.
