What the September snapshot establishes

Heritage Pointe recorded six detached sales, three new detached listings and six detached homes in inventory. A six-sale month is too small to treat its $2,362,500 median as a reliable typical-home valuation. CREB reports no detached benchmark for this geography in the observed table.

What this means for a selling decision

Explain the small sample before the price headline.

The September average was $2,262,917 and the median was $2,362,500 across six detached sales. These describe that month's sold mix. They do not establish a price increase, a sale premium or what a different Heritage Pointe house should ask. Inspect the individual comparables and the longer context before reaching a property-level conclusion.

Treat the supply calculation as a snapshot.

Six homes in inventory divided by six September sales gives 1.00 month at that pace. Sales divided by the three new listings gives 200%. Sales can come from listings introduced in earlier months; the ratio does not mean every new listing sold. With small counts, a few transactions can change either calculation sharply.

Compare ownership obligations alongside the building.

For each actual alternative, establish which association or operator applies, current charges, private amenity rights and any approvals affecting proposed work. Obtain the parcel-specific documents. A Heritage Pointe community label or a golf-course view does not by itself establish membership, access rights or equivalent annual ownership cost.

Use the Heritage Pointe ownership worksheet to identify the relevant operator and record which documents remain outstanding.

Three checks before setting a launch plan

  1. Compare lot setting, above-grade area, condition and estate-home utility before deciding that two homes are substitutes.
  2. Confirm the association, current fees, amenity rights and improvement approvals using the actual property documents.
  3. Read the reported 52-day September average days on market alongside the six-sale count; neither is a timeline guarantee.

Record the alternatives in the actual-home comparison. Test your assumptions using the prepare, launch or wait calculator, then discuss the evidence in a Seller Competition Review.

Scope and limitations

The figures describe this reporting month, geography and property type. They do not determine the value or condition of an individual home. Supply ratios, price measures and reported days on market are context, not a guaranteed outcome. Source data can be revised; the figures above preserve the snapshot checked October 8, 2026.
