What the September snapshot establishes

Okotoks recorded 40 detached sales, 54 new detached listings and 78 detached homes in inventory. Inventory divided by monthly sales gives 1.95 months at September's pace. This calculation is a dated market context, not a forecast of your selling time.

What this means for a selling decision

Use detached figures for a detached selling decision.

The wider residential market includes other property types. This brief uses only CREB's Okotoks Detached tab and its Sep-26 column. Its $680,900 benchmark, $706,000 median and $723,783 average describe different price measures, rather than a price range for a particular home.

Build a shortlist by utility and location.

Start with the properties offering a similar room arrangement, measured above-grade space, lot use and condition. Record the actual school designation and trips important to your household. A shared Okotoks address does not establish equivalent access, views or property condition.

Resolve parcel questions before using them in the presentation.

For a relevant property, check current Town development information and flood mapping, then identify the documents or professional advice needed for that parcel. Published mapping, a policy review and a parcel-specific outcome are separate kinds of evidence. Do not label an entire neighbourhood from a headline.

Follow the sources and stage distinctions in the Okotoks flood-map update and nearby development research tool.

Three checks before setting a launch plan

  1. Compare a current detached shortlist with recent completed detached sales and identify why each is a credible alternative.
  2. Record any river, view, access or development claim with an official source and a date; leave unknowns explicit.
  3. Keep the 48-day reported September average days on market separate from a timeline promised for your home.

Record the alternatives in the actual-home comparison. Test your assumptions using the prepare, launch or wait calculator, then discuss the evidence in a Seller Competition Review.

Scope and limitations

The figures describe this reporting month, geography and property type. They do not determine the value or condition of an individual home. Supply ratios, price measures and reported days on market are context, not a guaranteed outcome. Source data can be revised; the figures above preserve the snapshot checked October 8, 2026.
