Detached competition: Calgary, Okotoks and Heritage Pointe
Three separate September 2026 detached-market briefs, grounded in CREB sources, with seller decisions tailored to each geography.
Reporting month: September 2026. These are dated detached-market snapshots, checked October 8, 2026. They are not live listing counts or valuations of individual properties.
Calgary
Calgary recorded 896 detached sales against 2,968 homes in inventory. The reported 3.31 months of supply is a citywide context measure. The relevant district and buyer price band can describe a different competitive situation.

Okotoks recorded 40 detached sales, 54 new detached listings and 78 detached homes in inventory. Inventory divided by monthly sales gives 1.95 months at September's pace. This calculation is a dated market context, not a forecast of your selling time.
Read the Okotoks detached brief ↗Heritage Pointe
Heritage Pointe recorded six detached sales, three new detached listings and six detached homes in inventory. A six-sale month is too small to treat its $2,362,500 median as a reliable typical-home valuation. CREB reports no detached benchmark for this geography in the observed table.

| Geography | Sales | New listings | Inventory | Inventory ÷ sales |
|---|---|---|---|---|
| Calgary | 896 | 1726 | 2968 | 3.31 months |
| Okotoks | 40 | 54 | 78 | 1.95 months |
| Heritage Pointe | 6 | 3 | 6 | 1.00 months |
The final column is calculated here using reported inventory and monthly sales. Calgary’s published months-of-supply figure is also 3.31. For Okotoks and Heritage Pointe, the ratios above are our calculations, rather than a separate months-of-supply field in the observed CREB map. A ratio at one month’s pace does not forecast days on market.
Different sample sizes and housing mixes make a regional price ranking misleading. The briefs explain the relevant benchmark, median and average separately, and Heritage Pointe’s missing benchmark and six-sale sample explicitly.
Sources and how to reproduce the regional snapshot
CREB® September 2026 Calgary Monthly Statistics Package, detached table and district tables. For Okotoks and Heritage Pointe, open the CREB® Housing Data Map, choose Show Menu, select the region, then Detached. Read the Sep-26 column. The map’s Y/Y% column is labelled year-to-date year-over-year; it is not used as a September change in these briefs. The interactive source can advance to a new reporting month.
