Lake Bonavista vs McKenzie Lake: what should a detached-home buyer compare?

By Alex Pidann, Calgary REALTOR® · RE/MAX Innovations ·

Both searches can involve private lake amenities, but a community name does not prove a property’s access rights. Lake Bonavista’s recorded detached stock is concentrated in 1960–1989 construction with larger median lots. McKenzie Lake’s stock is concentrated in 1990–2009 construction. That makes documentation, layout, site use and membership verification more useful than a simple neighbourhood ranking.

Assessment evidence, not current sale prices.

The 2026 City roll reflects July 1, 2025 market conditions and December 31, 2025 property condition. It cannot tell you what a matching home costs today. Compare these figures with relevant completed detached sales and current listings separately.

City boundary context; these maps do not show street routes or private lake membership boundaries.

A higher area median does not price the house.

Lake Bonavista’s median assessment exceeds McKenzie Lake’s by $161,750, or 21.4% of McKenzie Lake’s median. This is a difference between two unadjusted housing-stock distributions. It does not isolate a location premium or support adding that percentage to the value of a particular house.

The two middle-50% assessment ranges overlap between $832,500 and $866,000. Similar assessed values can still describe very different floor plans, renovation needs and lots. The ranges are not available inventory or purchase-price brackets.

Recorded land area also needs a site check. Compare usable outdoor space, grade, orientation, access and the documented parcel, rather than assuming that every square metre offers the same utility. The median lot figures summarize each stock; they do not tell you the dimensions of a candidate property.

Different generations of houses need different evidence.

In Lake Bonavista, 97.4% of valid recorded years falls in 1960–1989. In McKenzie Lake, 77.9% falls in 1990–2009. Recorded original construction year does not show how extensively a home has been rebuilt or updated.

For a renovated house, distinguish cosmetic finishes from documented electrical, plumbing, heating, roof and envelope work. Investigate the layout changes, permits and remaining condition questions. For a house with less documented work, make the unknowns and your preparation budget explicit rather than treating the community median as an all-in cost.

Compare measured above-grade space, bedroom placement, garage and storage, yard use and the work needed for your household. A larger recorded lot or newer original construction year can be useful, but neither determines which house fits you better.

Both communities have valid recorded years and positive land areas for every matched record in this extract. Percentages use those recorded-year denominators; missing values elsewhere in the directory are handled separately.

Verify the lake rights before treating them as a feature.

Lake Bonavista’s homeowners’ association describes a private, membership-only park. Its eligibility requirements depend on the association’s encumbrance on the property title. Do not infer access from a Lake Bonavista mailing address or from being near the lake.

McKenzie Lake Residents Association publishes its own membership boundary and describes a property encumbrance, mandatory annual fees and membership cards for park entry. Check the specific property against that association boundary, which is a different purpose from the City community outline shown here.

Before committing, obtain the relevant title and association information, confirm current fees and outstanding balances, and ask how membership is activated for the new owner or occupant. Keep the private lake arrangement separate from public parks and community-association programs. The assessment data does not identify lake eligibility, lakefront lots or a lake-access price premium.

Build a shortlist that can be tested.

  1. Choose one actual detached property in each community with a layout and lot you would consider.
  2. Record above-grade measurements, documented work, unresolved condition questions and obligations in the printable briefs.
  3. Verify private lake eligibility and costs separately for each property, then test the daily journeys.
  4. Compare relevant completed detached sales and the alternatives available now. Explain material differences instead of substituting the area average.

Sources and limits

Original comparison using the City assessment dataset and City community boundaries, checked October 8, 2026. The extract uses the 2026 roll, RE residential class, LI land-and-improvement type, R110 / R111 detached classifications and positive assessed values. Counts are assessment records, not sales or independently deduplicated houses; incomplete construction can affect recorded values.

Median and quartiles use R7 linear interpolation. The middle 50% is a description of the stock, not a confidence interval or valuation recommendation. Read the full calculation method and coverage limitations and the separate current detached sales-market context.
