Calgary Luxury
Real Estate Market.
September 2026 detached transactions show activity in four distinct price bands above $1 million. A renovated family home, a custom inner-city residence and a larger estate still need different evidence and a property-specific selling plan.

Completed activity matters. Your buyer’s alternatives matter more.
$1M–$1.3M60 detached sales below $1.3M; compare the specific homes competing for that buyer.
$1.5M–$2M30 detached sales below $2M; support the asking position with relevant property evidence.
$2M+31 detached sales; the count alone cannot establish leverage or a selling deadline.

Each transaction appears in one price band. Sales counts show that buyers transacted across these ranges; they do not establish equal demand, comparable homes or one homogeneous luxury market. The counts alone do not measure active competition or a particular home's likelihood of selling.

These are separate, non-overlapping transaction bands. A price threshold is a reporting boundary, not a definition of interchangeable luxury properties. A lower count in one band does not prove weaker demand: the amount and type of available inventory also matter.
Do not infer band-specific months of supply, appreciation or days on market from these counts. The September 2026 package’s figures used here do not supply those matching measures for each band.
Broader detached context
Read activity, competition and typical-home prices together.
These figures cover all Calgary detached price ranges, separately from the four upper-price bands.

- Detached inventory
- 2,968 −7.28% year over year
- Months of supply

- Benchmark price

Source: CREB® September 2026 Monthly Statistics Package, page 6. September recorded more detached sales and fewer new listings and homes in inventory than a year earlier. That can improve a seller’s competitive position relative to last year, but the slightly lower benchmark keeps evidence-based pricing important.

What this means for your property
Build the comparison around the home and the buyer.
$1M–$1.5M
The two reported bands below $1.5 million contain 60 and 27 sales. Compare setting, room usability, condition and remaining work with the actual alternatives at your proposed price. A reporting band does not guarantee a large pool for every configuration.
$1.5M–$2M
The 30 transactions demonstrate completed activity. Explain what supports your home’s position: lot, privacy, architecture, functional layout or documented improvements. Renovation cost alone is not a market premium.
$2M+
The 31 sales include homes that may differ substantially in scale, setting and buyer requirements. Where close comparables are scarce, widen the evidence deliberately and keep its limits visible. Agree on preparation, access and a response-review plan.
Read the luxury-home pricing methodology and how the property-specific presentation and launch fit together.
Location and price are different lenses
Start with the district, then investigate the address.
District benchmarks cover all detached prices. They are broader context, not neighbourhood-specific luxury values.
The September 2026 West benchmark was $993,700 (+2.69% year over year), City Centre’s $981,300 (+0.72%), and South East’s $698,900 (−1.55%). An estate seller should not apply any of those changes directly to the home’s previous price.
Explore Aspen Woods, Springbank Hill and Elbow Park for local property questions, or Mahogany for a separate southeast lake-community comparison. Then review relevant completed sales and buyer alternatives.
Seller questions
Calgary luxury market FAQ
What do upper-price-band sales tell a Calgary seller?
Counts show completed detached activity in separate price bands. They do not establish the demand, value or likely selling time of a particular property without its actual competitive evidence.
Does the $2M-plus sales count establish a seller’s market?
No. A transaction count alone cannot establish months of supply or pricing leverage. That assessment needs matching band-specific inventory, relevant completed sales and the actual homes competing for the buyer.
Can the average detached price rise while its benchmark falls?
Yes. The average reflects the prices and mix of properties that sold. The benchmark models a typical property. Neither movement is an automatic adjustment to your home’s value.
How should a higher-value Calgary home be priced?
Use relevant completed sales to explain a value range, then examine active alternatives competing for the same buyer. Account for location, lot, usable layout, condition, documented improvements and evidence gaps before choosing the asking position.
Method and limits
Keep the period and property type clear.
This refresh uses the complete September 2026 CREB package. It replaces the earlier partial-month pulse and older mixed-property rolling tables as the current report. The four price-band counts are detached-only September 2026 sales; the city and district benchmarks cover all detached price bands.
Neither a city benchmark nor an average sold price is an appraisal of your home. Understand how the detached average can rise while its benchmark falls. For the wider monthly seller interpretation, read the September 2026 Detached Brief.
