North Glenmore and Weaselhead: choose a specific outing

The City identifies North Glenmore Park along the reservoir’s north side and provides visitor, recreation and park-map information. Choose the outing that suits your routine rather than assuming every listed activity will be available at any time. Check relevant operator and seasonal details before visiting.

Weaselhead Flats is a separate natural-area destination at the mouth of the Elbow River. The City lists its entrance at 66 Avenue and 37 Street SW and describes trails and pathways. Check the route and conditions using the official resource; reservoir proximity does not establish private water access or a trail connection from a yard.

Street setting, site use and the evidence behind the home

The Lakeview Community Association publishes community and membership information from its centre at 6110–34 Street SW. Use it to investigate local participation, then compare the journey from a candidate home with your expected weekly routine. The association’s area description does not guarantee an outlook from a particular property.

At the home, compare privacy, lot orientation, room arrangement and the condition of documented improvements. If green-space proximity or an outlook is a selling feature, show exactly how the buyer experiences it from the property. Keep those observations beside relevant completed sales and active alternatives; a shared Lakeview address does not make different homes interchangeable.

Choose the evidence the house needs

The largest recorded construction group is 1960–1989: 1,551 of 1,684 valid-year records (92.1%). Start with this era when organizing your questions, then check the individual property’s records.

Check which original systems and layout remain, which changes have supporting permits and records, and whether the renovation addressed structure and mechanical work as well as finishes. Original construction year does not date the latest improvement.

The mean assessment is 29.7% above the median. The middle half of recorded assessments runs from $805,500 to $1,230,000. This describes an unadjusted housing-stock distribution; it does not assign a location premium or value a candidate home. Recorded lots have a 551.5 m² median. Check usable dimensions, grading, easements and parking against the candidate property’s survey and documents.

Community edges to investigate

The City polygons share a boundary segment with Garrison Green, Glenmore Park. Use the map to investigate a home near these edges; a shared polygon boundary does not establish a street connection, route or comparable-home relationship.

Named City park-site records

3 active named park-site polygons overlap the Lakeview outline by at least 100 m². The names below are City dataset labels, which can include school grounds and shared facilities.

Review the named site records
  • CONNECT CHARTER SCHOOL; LAKEVIEW COMMUNTY ASSOC · neighbourhood park · City site LKV525
  • NORTH GLENMORE PARK; NORTH GLENMORE PARK DEPOT · regional park · City site GPK704
  • WEASELHEAD FLATS · regional park · City site GPK120

A polygon overlap is location evidence. It does not establish a public entrance, opening hours, admission, school designation or access rights. Check the site and its operator before planning an outing. City park visitor information.

Shared boundaries require at least 25 metres of exact boundary; this list is not exhaustive where polygons have gaps. Areas and lengths use NAD83 / UTM zone 11N. Questions about Lakeview

Does a Lakeview home automatically have a reservoir view or private lake access?

Verify the actual outlook at the property and any claimed rights in the relevant documents. Nearby North Glenmore Park and Weaselhead are public destinations; their proximity does not establish private access privileges.

How can a Lakeview seller make the location useful to buyers?

Identify the actual public entrances and routes a buyer can use and show the outlook and outdoor layout at the home. Combine that setting with measurements, condition and renovation evidence in the comparison with competing properties.
