September recorded more detached sales and fewer new listings and homes in inventory than a year earlier. That can improve a seller’s competitive position relative to last year, but the slightly lower benchmark keeps evidence-based pricing important.
The benchmark describes a typical detached home in the index; it is not a valuation of an individual property. District differences, condition, land and the competing homes available to a buyer need separate examination.
