Calgary Detached Market
By Alex Pidann, Calgary REALTOR® · RE/MAX Innovations · Updated
Review detached sales, available competition and typical-home prices together. District differences and the homes competing for the same buyer matter when choosing an asking position.
September 2026: detached prices, sales and inventory
CREB® reports 896 sales (+4.43%), 1,726 new listings (−9.35%) and 2,968 homes in inventory (−7.28%). Months of supply was 3.31 (−11.21%); the benchmark was $739,400 (−0.95%). All changes compare with the same month in 2025.
September recorded more detached sales and fewer new listings and homes in inventory than a year earlier. That can improve a seller’s competitive position relative to last year, but the slightly lower benchmark keeps evidence-based pricing important. Months of supply relates available inventory to the month’s sales pace; it is not a forecast of the time your home will take to sell.

Sales and new listings count activity during the month. Inventory counts homes available at month end. These measures share a count scale for comparison; inventory is a stock, so the three values should not be added together.

Compare detached markets by CREB district
Choose two districts and compare their typical-home price and available supply with Calgary overall. Use this as broader context before reviewing neighbourhood and property evidence.

District benchmarks describe representative detached homes within each district. Their differences also reflect differences in those representative homes. Months of supply relates available inventory to the month’s sales pace; it does not predict your selling time. These figures cover all detached price ranges and are not neighbourhood prices or a valuation of an individual home.

West and City Centre detached benchmarks rose year over year while the Calgary benchmark declined. Their different movements show why a citywide headline cannot stand in for the relevant district and property comparison. Supply also varied: West had 2.73 months, compared with City Centre’s 3.50. Broad Calgary price headlines conceal those differences.

Each transaction appears in one price band. Sales counts show that buyers transacted across these ranges; they do not establish equal demand, comparable homes or one homogeneous luxury market. The counts alone do not measure active competition or a particular home's likelihood of selling.

The four bands contain different homes and buyer choices. Counts show completed activity; they cannot establish price-band absorption, appreciation or selling times without matching inventory and comparable-property evidence. Read the Calgary Luxury Market report for the higher-value seller implications.
Turn the market evidence into a pricing decision
Start with the address, lot, usable layout, documented improvements and condition. Select the most relevant completed sales, then compare the active homes competing for the same buyer. A district percentage should not be applied mechanically to your previous purchase price or assessment.
Use the Calgary luxury-home pricing framework and the RMS and square-footage example to keep the comparison consistent. A Seller Competition Review connects the broad context with the homes buyers can choose now.
